AO BnB Terms & Conditions (House Rules) STR22-0005

By consenting to this agreement, you acknowledge you have read and accepted these Terms & Conditions (House Rules), and you agree to conduct transactions with AO BnB electronically. You acknowledge that you have received and will abide by the following rules and policies set forth by AO BnB, along with any instructions found at the house or included in the house listing. This agreement may be referenced in the house listing on Airbnb. Please print and retain a copy for your records.

OCCUPANCY: You will occupy the home for the entirety of the reservation. You are responsible for notifying other occupants of the contents of this agreement and for charges incurred by other occupants. No Parties or Events. Check-in time is 3pm

PRIVACY: Two cameras are installed at the property; first camera is by the gate pointing to the street and second one is pointing to the parking/driveway. Inside of the house a noise monitor is installed to identify large groups and avoid noise complains from neighbors. No cameras or recording devices inside the house

JACUZZI, HOT TUB AND SWIMMING POOL: All guests use swimming pools and hot tubs at their own risk. By entering into this agreement, you agree to hold AO BnB, its owners and employees, and owners of your vacation home harmless and to indemnify them for any injury, loss, claim or damage resulting from the use of the hot tub, jacuzzi and swimming pool located at the vacation home by you and any members of your party. The use of hot tub, jacuzzi and swimming pool entails certain significant risks of serious harm, including death and great bodily injury, which you will need to explain to members of your party, and you are expressly assuming all risk for yourself and all members of your party. You agree to supervise children at all times around the hot tub and swimming pool and to keep children six years of age or younger out of the hot tub entirely. You further agree that no one pregnant, intoxicated, or who has a heart condition or other health problem that might create a further risk of harm will use the hot tub or swimming pool during the rental. You expressly agree to review and adhere to any Hot Tub, jacuzzi and Swimming Pool Rules provided at the house. All guest will abstain from consuming food and drinks inside of the hot tub, jacuzzi and swimming pool. All glass containers must be at least 18 feet away from the Swimming pool, Jacuzzi and Hot tub.

You agree to re-enter the house by the left side door, this will direct you to the full bathroom downstairs, where you can dry and change before enter the common areas of the house. 

GOOD NEIGHBOR POLICIES: Quiet hours are 10pm-7am (neighbors should not hear you during that time). No outdoor amplified sound/music (outdoor speakers) at any time. No guests or cars in excess of the maximum occupancy and cars noted in house listing. No weddings, parties, events, or loud gatherings of any kind. No temporary structures (including tents) or RV’s. No firepit (when applicable; check listing) use August-October. November-July, firepits will be extinguished when unattended and after 10pm. State/local fire bans will be observed.

You agree to honor the terms of our good neighbor policies and Shasta County’s Vacation Rental Ordinance. Egregious or repeat violation of any of our good neighbor policies or the County Ordinance may result in a $1000 penalty and/or termination of your reservation. Refusal to vacate the property upon completion or termination of your reservation also carries a $1000 penalty.

PROPERTY EXPECTATIONS: It is your responsibility to read the house listing, ask questions, and make sure you’ve booked the right home for your needs. You agree to check the home upon arrival and notify us of any property-related issue immediately and leave the property in the condition in which you found it. No cats allowed. No commercial use of the property. No smoking or vaping of any kind is allowed ($500 penalty for violation). No Extra/ Overnight Guests or Visitors. No Moving / Rearranging of the furniture. No unplugging of the electronics like TV's, lamps, etc. No log-out or setup changes on any of TV streaming applications (Netflix, Hulu, Disney+, Amazon Video and ESPN+). Living room is not sleeping area. Please remove your shoes before going upstairs, a small bench by the stairs can store your shoes. 

RIGHT TO ENTER PROPERTY: We reserve the right to enter the property and document findings, if we believe this agreement has been violated, as well as for necessary repairs and maintenance.

PETS: Only mid-size and small dogs are allowed, please check with us if you have more than one dog in your party. No unsecured dogs or nuisance barking. Dogs left alone will be crated indoors. All guests must clean after your pets, make sure you check all the spots your dog visited or else a $100 pet clean up fee will be charge via Airbnb resolution. We will provide you dog-waste bags. Dogs are not allowed on any furniture or beds, we will inspect for scratches, paw prints and hair, a $100 pet clean up fee will be charge via Airbnb resolution. 

EXTRA CHARGES: By entering into this agreement, you agree you will consent to a request for payment via Airbnb for any fees, charges, penalties, repairs and estimates for repairs assessed under the terms of this agreement, including, but not limited to, accidental damage in excess of the damage waiver limit, intentional damage or loss (including intentional acts likely to cause damage or loss even if damage or loss was not intended), extra cleaning and/or excess trash removal, and damage or loss due to violation of these terms and conditions.

RELEASE OF LIABILITY: You as the guest fully release and discharge the owner of the vacation rental, AO BnB, and our agents from any claim, demands and causes of action by reason of any injury or loss suffered by you and/or any member of your party in connection with the occupancy of the vacation rental, and you agree to hold the owner of the vacation rental and AO BnB free and harmless of any claim or suit arising from the occupancy. In any action concerning the rights, liabilities, or duties of the parties to this agreement, the prevailing party shall be entitled to reasonable attorney fees and costs. AO BnB is not responsible for losses due to theft, fire, vandalism or intentional acts of any third party.
